What Is a Levy Clearance Certificate – and Why Is It So Important?
When a property in a Sectional Title Scheme or Homeowners Association is sold, the conveyancer must obtain a Levy Clearance Certificate from the managing agent before the transfer can go through.
But what does this certificate actually mean?
- It confirms that all outstanding levies and related amounts have been settled
- It’s issued by the managing agent or Body Corporate / HOA
- It’s a legal requirement for property transfer in community schemes
- It protects the Scheme by ensuring that no arrears are passed on to the new owner
Why it matters:
Without this certificate, the transfer cannot be lodged at the Deeds Office. If arrears exist, the seller must settle these (often including advance levies) before the certificate can be issued.
