Sectional Title vs Full Title: What Every Buyer Should Know

Before you sign an offer to purchase, it’s important to understand how property ownership types affect your costs, responsibilities, and lifestyle.

Here’s a breakdown of three of the main types of ownership in South Africa:

Sectional Title (Complex)

  • You own a unit and an undivided share of the common property
  • Managed by a Body Corporate and Trustees
  • You pay monthly levies for services like security, maintenance, and insurance
  • The Body Corporate is responsible for maintaining shared spaces

Full Title within an Estate

  • You own the entire property (land and buildings)
  • Managed by a Homeowners Association (HOA)
  • You pay levies, usually lower than in Sectional Title, covering shared estate services (e.g. security, access control, limited landscaping)
  • You are responsible for maintaining your own home and garden

Freestanding Full Title (Not in an Estate)

  • You own and manage the property independently
  • No levies or shared services—you cover all costs, including security, insurance, rates, maintenance, etc.
  • Offers the most autonomy, but also the most responsibility
