Sectional Title Meetings Explained
Not all meetings in a sectional title scheme are the same. Here’s what owners and trustees need to know:
Annual General Meeting (AGM)
- Must be held once a year (within 4 months of financial year-end)
- At the AGM, members (all owners) make key decisions, including:
- Approving budgets (which determine levies)
- Reviewing trustee reports and financial statements
- Confirming insurance schedules and cover levels
- Appointing the auditor
- Electing trustees for the next financial year
- Approving or reporting on changes to Conduct/Management Rules
Special General Meeting (SGM)
- Held anytime during the year if a specific decision needs to be made by members.
- SGMs ensure important issues aren’t delayed until the next AGM.
Trustee Meetings
- Held regularly to manage the day-to-day running of the scheme.
- Only trustees vote, but owners, bondholders, and managing agents may attend (without voting rights).
- Trustees handle matters like approving maintenance quotes, appointing service providers, or considering applications from owners.
